Inspections… Get the BIG things fixed.. Little ones are bonuses

It’s simple economics: Sellers won’t salivate over repair costs.
Ignore price reduction suggestions from the seller; these are used only to make you look desperate and cause you to drop the deal.
Anything you can do today to reduce dwell time will decrease repair costs and increase your chances for a good deal.
Make your move as quickly as possible; often sellers are afraid of being a “mom and pop” business. Do not come across as desperate; respect the seller’s goal of selling quickly.
