Houston Heights: What Makes it Special

First of all, one of Houston’s first master-planned communities, Houston Heights is an upscale neighborhood of over 3,700 homes located North of the I-10 highway, South of Loop 610 and West of Highway 45.

It’s close to shopping, several universities, and most major destinations — making it a good place to raise a family without having to leave the house.

There’s a large assortment of private detached homes perfect for families, as well as large apartment complexes, townhomes and vacation homes. A short drive from Downtown Houston, Westheimer, and both Enge and Shepherd, it’s a short reminder of the former Galveston Island neighborhood’s heyday in the early to mid-1960s!

Houston Heights: The Best Areas

Gladys Park — This neighborhood may not immediately spark a passion for investors. Its location beside the 610 Loop, which winds its way though all the waterfront views, plus a greenspace and a pool, makes for a cool, sunny day.

Harlem Garden District — This neighborhood illustrates the greater downtown Houston area’s diversity with its assortment of colorful, upscale homes and mixed-use developments, along with urban parks and more than 6,000 new residents since 2010.

Pro Tip

Be aware that there are some older buildings and parts of the neighborhoods with boarded up homes and other eras that may be largely difficult to figure out. Although price is not super high, the margins in some parts are lower, and some areas have flat land comparable to a lot of Houston’s other high-demand properties in the downtown area.

The area around the hospital can be a great opportunity for investors, as it’s so close to Downtown Houston and has plenty of diversity. Some interesting developments that could be a potential interest include a 240-unit apartment complex by the Hospital Authority, and a 645-unit community by Woodforest Health, as well as apartments, a converted school, and an American Indian reservation behind the hospital.
